Inventory a Nampa house by age, system, and paper — not by a rumor total
Nampa’s housing was not poured in one decade. An in-town house with original systems can sit a few blocks from a later subdivision that fails in completely different places. This page is a worksheet for Canyon County owners. It is not an estimate, an inspection report, or a finding that the building is unsafe.
Documented, contractor-written, or overheard
Tag every problem once:
- Documented — you have looked at it in person (knob-and-tube in a crawl, a patched roof, a furnace that will not ignite).
- Contractor-written — a person who can legally do that trade in Idaho put a number on paper.
- Overheard — a relative, a video, or a round figure that matches nothing on site.
The Repair-or-Sell-As-Is Comparison will not treat overheard lines as a rehab total. Informal numbers are useful as questions to take to a registered contractor.
Age is a clue, not a price
Write roof, heat, plumbing, electrical, foundation, windows, and interior finish as separate trades even if you later sell as-is. Mixing “the old house is a wreck” into one sentence hides whether you are looking at original systems, a later addition, or both.
Canyon County’s Assessor can show parcel and year-built information. The Recorder keeps recorded instruments; some images may still be viewed in person. Neither office prices a service upgrade. Use year-built to sort the inventory, not to skip a walk-through.
If something may be unsafe — gas smell, active leak, exposed wiring, movement in a floor — ask a qualified inspector or licensed trade. This page will not declare the house unsafe.
Idaho’s Contractors Board at DOPL publishes how to search a registration. The DOPL homepage is the parent licensing site. Confirm registration before you treat a quote as coming from a registered contractor. This pack will not invent a rehab dollar range.
Who can hire the work or sign a deed
If more than one person must approve spending, or if title is unclear on Canyon County records, write that down before you request bids or a buyer conversation. This site will not decide authority.
When the inventory exists, read repair versus sell or open the comparison tool. If you already know you do not want to run a project, you can request a call. Bring the address or cross streets. Do not upload contractor invoices that contain other people’s financial account numbers.
